Association member presented landscaping items. Document turned over to manager to respond to Homeowner.
Motion for the board to approve minuets as corrected made by Robert 2nd by Don In favor: Unanimous
Clarified Section 3.3 of bylaws.
Motion to approve amended cover letter to be sent with Bylaws clarification made by Dana 2nd Jeanet In favor: Unanimous
Treasurer’s report. 2006 and 2007 Budget reviewed. More work needs to be done for 2007 projections
2005 and 2006 HOA credit cards canceled and in the process of being canceled. Manager’s Report.
Treasurer requested all funds be deposited to HOA savings account
Actions completed. A 2nd post office box key was secured. Vice President will be back up to manager in picking up the mail.
Manager to scan CC&R’s to publish on the website. Manager to distribute letter of Dec 19th to board members sent to the HOA g-mail account.
Discussed Lawn Maintenance issues. Weather Saturday Feb 10 permitting board sub-team will walk green belt areas.

Manager's Report – January 24, 2007
Deposits: Jan. 2 - $7242.72 Jan. 18 - $8682.74 Total: $15,925.46 Reported two cars without current inspection stickers to police - One on Dalston, One on Roman Court that is never moved.
Complaint from homeowner regarding cars/trucks parked in driveways and never moved as required in the CC&Rs. Notified violator by e-mail to contact me so we could discuss. It was decided in a previous board meeting that we would not take action unless we received a complaint. Now must enforce and determine if vehicles are actually used or stored in the driveway. After a complaint is filed I update and mark a chart. Heatherwood I is now in compliance except for a van in Roman Court. Called owner of van on Roman Court. He has tried to give it away or have Cars for Kids pick it up but they do not. He is planning to have it moved to a lot within the next 7 to10 days as soon as he can get help to move it.
Air Conditioner and black screen gone from 6801 Outland. House at 6805 Century – trash has not been moved for three weeks.
AR6801 House has an offer so it will close by the end of January. The new owner called me to see if there were any restrictions on painting the house. He buys houses and fixes them up and then sells them. According to the tax records, the owner of the house repossessed it in March so we should get 11 months dues from him, plus 11 months dues for the new owner.
Controllers for sprinklers turned off on January 13, 2007. Still need the padlock removed from Dalston between Outland and Dalmatian. (Pat agreed per email)
Received an unsolicited bid for lawn care that includes tree trim and shrub care, weed control and seeding, removal of all trash and debris, and adding and removal of flowers for a total of $2500.00. Gathering sprinkler bids and tree trimming bids for the 2007 budget. Ice storm delayed appointments. Toured Heatherwood with Horton Tree Co. to get bid for trimming trees (on an icy day). His bid was $100 a tree for a total of $7500.
Billy (Lawn Maintenance) applied pre-emergent to the common areas before the rain on Jan. 12, 2007.
